Land is located Northwest of Aledo Illinois or 4 miles north of Millersburg Illinois on 130th Street and is further described as being in section 21 and 28, T15N-R4W, Duncan Township, Mercer County, Illinois.
The Shotwell farm will be sold on a price per acre basis, based on surveyed acres. All three tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any single tract or combination of tracts for their high bid. If the high bidder does not elect all available tracts, then the remaining tracts will then be sold, with the continuation of “Buyers Choice” method until all tracts have been sold. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Wednesday, November 26th, 2025.
The seller will provide title insurance in the full amount of the purchase price and will pay all the 2025 real estate taxes, due and payable in 2026, through a credit at closing based on the best available information. Open lease for 2026 crop year. Possession at closing.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
