Method and Terms

The Jacobson Farm will be sold on a price per acre basis, based on surveyed acres. Tracts 1, 2, 3, 4 and 5 will be offered through the marketing method of “Buyer’s Choice,” whereby the high bidder may elect any single tract or combination of tracts at their high bid price. If the high bidder does not elect all available tracts, the remaining tracts will continue to be offered using the Buyer’s Choice method until all tracts have been sold. The tracts will NOT be offered in their entirety at the conclusion of the auction. Tract 6 will be sold after the first five tracts for a ‘lump sum’ dollar amount in its entirety, to the highest bidder.
Immediately following the auction, the successful buyer(s) will be required to sign a written real estate purchase agreement and pay ten percent (10%) of the purchase price as a non-refundable earnest money deposit, to be held in escrow until closing. The balance of the purchase price shall be due at closing, on or before December 16, 2026.
The Seller will provide title insurance in the full amount of the purchase price and will pay all 2026 real estate taxes (due and payable in 2027) via a prorated credit at closing based on the best available information. The property will be sold with an open lease for the 2027 crop year. Possession will be granted at expiration of the current lease which expires 12/31/2026.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection of the property.

The Jacobson Farm is generally located 4 miles south of Roseville, Illinois on US Highway 67. 
The farm is further described as being located in section 13 & 15 of Point Pleasant Township and section 18 of Swan Township, Warren County, Illinois. Tracts 2, 3, 4, 5 & 6 can be accessed from US Highway 67. To access Tract 1 proceed west from US Highway 67, 2.5 miles on 30th Avenue. Be watching for pre-sale auctions signs.
